Living here is convenient with the location and all, but I live on the 15th floor and I pay extra for the view and location, and now with the new building being built right in front of the view, the no parking spaces for residents or visitors, and the new apartment building (identity) costing nearly the same price for living here, I think the rent is not fair to its residents that live here. Hoping for them to lower the cost to stay more competitive with the other apartment buildings around here and also to be fair with residents paying to live here. That’s the reason for my 2 1/2 star rating
Other than the 24 construction site going on right outside my window, I enjoy having a full kitchen, my own bedroom, bathroom and washer & dryer in the unit.
Everything is exactly how you’d expect. You have everything you need and if anything breaks someone will be there to fix it. The elevators are extremely slow though
i like the proximity to FIU. I also love having my own bathroom, balcony, and a washing machine in my unit. Makes my life a loto easier. Way better than living on campus without having to sacrifice location.
I am in love living at 109 towers. It is so close to campus and the community is very friendly. The apartments are everything you need. The ammenities are very nice.

The place is amazingly close to FIU but the rooms are not worth their price. My first week I couldn't sleep there because the room was infested with roaches, and they sprayed it down twice but there are still baby roaches. Some nights the construction from the nearby building is extremely loud and annoying and caused lack of sleep. There is also no parking and you have to park on FIU, or if you're not taking classes you will not have a parking spot. The reason I did not rate it 0.5 is because of how close it is.

I absolutely love living at 109. When I was looking places to live I researched a lot, and I realized that 109 was the best choice for my budget, but also come with great amenities and offers a great space to live!
I love 109Tower. The hallways are cleaned 5 days a week, there’s an abundance of amenities, and i love the gym! You are surely receiving quality for the price you pay.
I like living at 109 tower. It is very convenient for me. However, for the price that we are paying I believe the maintenance should be more frequent when it comes to the pool and other common areas.
Convenient location and like-minded residents, but area is congested with construction. We now have an eye-sore blocking our sunset view and loud banging starting at 3am. 109 is not the best when it comes to resolving community issues. They’ll give away expensive things like Michael Kors bags and Fire sticks, but charge us $30+ if we ever get locked out our apartment that we already pay $1000 a month for. The door is slam lock and to get us in the apartment doesn’t cost a thing. Everyone I’ve talked to is ready to move, no one is renewing. It was ok for a year, but you eventually outgrow the building.

Thus far, my experience in Miami and resisting at 109 Tower has/have been the best. Especially, moving from a military base in South Korea to America.
109 isn’t a terrible place to live, however, it isn’t the best. Being afraid of whether or not there will be dog poop/pee in the elevator or dogs not on their leash is a big deal. Also, when residents make a noise complaint or a complaint about a roommate it goes in one ear and out the other. The pool is always dirty.

109 Towers is a great place to live. Everything is super convenient. There's a gym, pool, and tons of events to promote community living. I love it here.
Solid. Stuff just seem to fall apart and the pay for that is pretty high. Good living area, fair size. Pool seems to always be filthy and no one cleans it as often as it should be

Constructions next door is annoying. They start work on 109th at night/past midnight! Loud students living here. Smells bad in the elevator because of the animals.
My experience at 109 has been great and I’ve enjoyed it a lot. The office is over the top though with charging residents if they get locked out if they’re room to let them back in.

As a Ph.D student, I need to live in a calm and comfortable place to focus on my studies and research. I would say that 109 tower is the place that fits my needs and more. Happy to be living there!
It has overall been a good experience. I love how quiet it can be and how to myself I can be. Compared to a dorm, I feel like I interact less with these roommates but it isn't a bad thing.
Loud kids partying after midnight, and animal poops are everywhere. Animals should be banned from the building!! Good service from staff in the office for package pickups.
Good but some roommates are noisy. The no instruments regulation is not enforced. Everything is fairly clean though and people usually don’t make much noise late at night.
The staff is beyond friendly and very helpful. They are all always optimistic and ready to initiate and maintain a conversation with all their residents. Amazing!

109 Tower is a great place to stay if you choose to do off campus housing at FIU. It has great commodities like a 24 hour gym and a computer room.
The community is pretty good. My roommates are quiet and don't give much trouble. My only issue is with the weed smokers. Sometimes the file gets into the apartment and smells as if someone inside is smoking.
My life at 109 has been pleasant and the 109 community has been really helpful and caring. The appartment as such is noisy and the fact that there is a building being built right in front of is is not a favorable factor.
This is a great apartment to live in. I have been here since August and it is much better than living on campus. I have my own room, bathroom, nice bed, balcony, washer and dryer inside the apartment. This is the Spot

Nice perks with being a resident (across from FIU). There has been a lot of construction recently for over a year which has made it very annoying because sometimes it will be throughout the night.

I have lived in building for the past 2 years and I keep renewing . Is quiet . They clean my carpet in room every 6 months and they have a great cleaning crew every year cleaning .
I like the weight room and how convient it is from my bulding. The staff here is very friendly and helpful to everyone that has any kind of issue.

Wish we had parking but everything else is solid. Super close to school so I only have to drive to work, I pretty much walk every where else. Convenience store has basic groceries so I don't have to go far to get what I need

Constructions noise next door is unbearable. The workers start working at 2AM. Apartments facing SW 8th St and 109th AVE are among those badly affected.
Everything is nice until roommates eat my food. I heard that they are making restrictions on marijuana, but I have not seen any enforcement. Hopefully that happens soon.
It is a great place to live and super close to the school. Also the staff is responsive and comes for help as soon as possible. The location is ideal.

I've been at 109 Tower for more than a year and it remains a great place to live. It is located directly across from FIU, has wonderful amenities and spacious living areas.
Convenient, they give away free stuff all the time. Little pricy if you have to pay for the rent yourself and must be able to live comfortable with others.
The apartment is very nice and modern. Furniture is good. Amenities are great. Free coffee and food in lobby is a plus. Convenience store right downstairs is great.
Pretty good, big rooms, close to campus! Pool is cleaned regularly but gets dirty hella quick. Balcony gives a good view no matter what room you are in!

I honestly love living in 109 Tower. The staff makes all residents feel special everyday with fun activities they plan out for us or simply helping us out with anything! The place is always kept clean and if you ever have any maintenance requests in your apartment the staff doesn’t take more than a day or two to fix the problem!

I like 109 tower. Everything is clean, all the time we have fun events,the stuff very friendly. Also I like that we have every Monday muffin day and every wednesday it’s waffle.
It took a while for the roach problem to be fixed and they are not gone. Also when i moved in there where missing smoke detectors. The leasing office has an awesome team which is nice.
The community assistant is a sweetheart, Management is always helpful as well. The guys from maintenance are the best, they always respond to our requests really fast and are always kind and helpful.
I’ve been here for a month and my roommates are great. It is a nice apartment, especially for first timers who don’t know what to expect. I just wish they had more gym equipment.

109’s only convenience is being the closet off school housing to FIU. It’s pretty affordable but not as fun as I thought it would be. Parking is the main issue.
It is so convenient to be living right across the street from school. Everyone is super nice here. And it’s so awesome to have roommates but still have privacy.

The housing is TOO expensive, not enough resources. I hate that we have to sign a one year lease because I want to move out and they don't help us sublease even though there is probably dozens of people trying to lease.
The amenities are great, in particular, the swimming pool and movie theatre. Additionally, I was really lucky with my current roommates. They are very friendly and clean. I took one star off due to my moving in experience, as it could have been better. Overall, pleasant experience so far.
109 is great! I love the apartment. It is all brand new with great appliances. It comes all included. I love the big balcony. My room is great. I love that the bathroom is inside of the room.
The events held in 109 are always so fun and gives me the chance to meet new people that live in the community. I love how clean the building is and how nice the staff are.

It has been mostly okay, my fire alarm did start to go off randomly and it was super annoying. But the maintanence person came by and fixed a couple of hours later.

The location of 109 Tower is ideal for FIU students as myself. There is a good management team that is there for all of our needs and a very efficient maintenance team.
The walls in the appartments are very thin and the ventilation system does not get rid of the odors properly.

I love my apartment and my roommates, the only thing I could say is that the walls are extremely thin, so if one of my roommates is talking in the other room I can hear the whole conversation.

This place is great if you like privacy. The space in the room is adequate for anything you'd like to do and the private bathroom is a good thing to have. The pool and gym areas are also very nice.

Everything is going well do far. The office staff could be a bit more knowledgeable about solving "on the ground problems" (i.e. room fixes) Sometimes people want more than to be referred to the website. Otherwise, the experience is good. It's clean and, relatively quiet.
Great building and amenities. The staff usually puts out snacks, fruit and even breakfast on certain days. The pool and gym are well maintained, as are the building's grounds. Great place to live!

I live at 109 Towers for three years and mostly enjoying my time. Did have some problems with parking once I wasn’t a FIU student but worked through it on my own. Overall the staff is nice and helpful and will try their best to help resolve any problems you may have. Also can’t beat the price and location next to FIU with full amenities.

Cortavius is rude. Too msny unnecessary rules. Movie theatre is difficult to use and no one helps use it. Slow elevator. Overpriced apartments. Too many fees.
Room was pretty neat when I moved in. Bad experience with sloppy roommate, the office did a bad job with matching. Hallway and elevator smells like wet dog, coming from a dog owner! And no parking, only place to park is FIU.

I have had an overall great experience being a resident at 109 Tower. It was really easy to sign the lease online and choose the apartment I wanted. I also love the location to campus and the amenities.
Overall, it is isn't a bad experience. However, I would have like the staff to be more attentive and made the environment customer-friendly.
As of now i have just toured the building and it was beautiful. The ladies in the leasing office were wonderful and very helpful at explain various questions i had. I woulf defintely recommend this place.
Conveniently located close to FIU. Vast majority of people living here are students. Majority of people who work at the office are pretty great; the new students who work there still need to develop their customer service a bit and be more amicable. No parking on location, but if you're a student then just park at PG5 across the street, no big deal.
It is a great place to live, nice kitchen, pool and bedroom but there is no recycling and no garage parking. Maintanice is super slow even if you need something ASAP it can take days.

It's very lovely and safe. Comfortable living quarters. It's nice not to waste money on facilities and utilities. It's also nice to not have to buy furniture.

My experience has been great. I really don't have anything negative to say. Everything that is included is very helpful and it is very satisfying to be able to walk to class. It makes it so much easier to be able to walk and not have to deal with Miami traffic. The only thing is that the price is going up and I believe that those who have been around longer should keep the same rent price they agreed to from the beginning.
109 Tower is a great place for a college student to live for better quality and pricing rather than on-campus housing at FIU. I used to live on-campus at FIU and the prices weren’t matching the quality there, but here at 109, everything is worth every penny. I love the people and atmosphere here.
Terrible. The front desk doesn’t help solve any problems. I had a roommate living with her boyfriend. He would be there 24/7, we told management and they did absolutely nothing.
Sometimes it’s okay but my stove has still not been fixed for over a month and also sink has beeen clogged and I have asked for maintainace several times
The only thing keeping me at 109 Tower is convenience. I believe that a sense of professionalism would catapult this complex. As a simple example, I pay my rent days before it is due. Typically, the 29th of each month. However, I still receive mass e-mails concerning unpaid rent. The thought from the complex being that if a small statement and asterisk is mentioned at the bottom of the e-mail to disregard if rent has already been paid is sufficient to excuse the mass e-mail. I disagree. In my opinion, this exemplifies 1. that there is a problem within the complex in receiving rent on time, and 2. a high degree of unprofessionalism to do something as simple as screen those residents who have and have not paid rent yet. This is a simple fix and a great start.
109Tower is a very nice apartment buildings with floor plans that ensure privacy of every resident. However, the walls are quite thin, which can be a problem if you have noisy neighbors or roommates. It is also upsetting to see the rent go up for the new lease term. However, its proximity to FIU is great for students.
I have lived at 109 for a semester and I like it because it allows me to live by FIU so I dont have to drive to school. Plus the living environment is nice.

Average rooms and amenities. The elevators break down a bit too often, which makes it inconvenient for me living on the 15th floor. The main attraction is that it is close enough to the FIU campus for me to walk to and from my classes.

Living in 109 was probably the best decision I made in regards to my living situation. I couldn’t be any closer to FIU while still having the amenities this building has (pool, gym, theater and game room).

It’s been alright. I think that there should be emails sent out when maintenance checks are happening and that washers and dryers are checked when maintenance is done.
Maintenance is very slow to resolve issues, rooms are tiny. Walls are so thin you can hear everything. I would not recommend this place at all

109 Towers have been an amazing to y roommates and I, and bring that we're first time apartment renters it means a lot to us. Everything is so much closer than we thought it would be. Closer or as close as on campus housing (depending on where you're going)
The living conditions are great and safe. Overnight security and office staff are professional and friendly. I did, however, have a roach incident in my apartment kitchen. Only a few days passed before we had someone come in and remove pests. The staff is very attentive and good.
109 tower is a great building due to its convinent location, as well because of its amenities. But the amenities need to be updated especially in the gym and pool area. The theater room and lounge area are consistenly closed due to people damaging and not taking care of the rooms but I believe if a resident wish to reserve this room past business hour they should be able and be held liable for anything that happens inside the room.
My experience here has been good so far. The staff is okay but I have difficulty getting work orders done and seems like getting mail delivered is a big problem
I would only renew simply for the fact that it's close to FIU. Other than that there are no real perks. Management is rather disorganized and doesn't really prioritize residents.

I have love living at 109. It's has a very accommodating location and great services. This is my first year attending FIU and living at 109 has made it easy for me to find study rooms, walk to class and enjoy Miami living.
The place is great with many amenities to offer. The building is nice the rooms are a good size and the tempurpedic beds are the best. my only issue is how expensive it is to stay here.
the building is really nice and the workers are super friendly pest control is an issue though i was told a new exterminator was hired so hope to see improvement. side note i always feel super safe in this building.
Apartments need to be cleaned before move in. Also, hard to get in touch with maintenance. Parking situation is dire. Other then that, I think 109 is a good place to live.
I think that the apartment building is beautiful and the rooms are perfect for college students. There are so many amenities and the gym is amazing

I have had a couple issues with communication in the front office concerning my insurance. I got a call and email, when I had already filed the insurance, but they lost the proof of the insurance. Other than that no complaints, no maintenance or repairs have been needed for the suite. I love everything else.
I absolutely love living here ! If I have issues they are solved in a timely manner. the staff is most accommodating and the place is simply beautiful! If I were to live outside of my comfort place (my home) I’m happy it’s here.

Besides the convenient location and the sieze of the apartment, nothing is adequate or good in this complex. The customer service is bad, the apartment is of cheap quality and the facilities are not what they were told
apt was clean, however outside aprtment carpets need to be vaccumed. guests need to be able to use activity center past 8. 8 o clock is too early. staff needs to be available more often.
109 tower is a well kept community with really nice amenities for residents. Furniture is included with each apartment, so it's perfect for students who just got out of dorm life.
Everything has been great, only complaint is maintenance takes a bit long to come sometimes and the fact I have to park across the street. Rent is also a bit over priced.

109 Tower is perfect for college students at Florida International University. The bedrooms and bathrooms are spacious and look great. The amenities are fantastic.
Overall, I really like 109 and I plan on renewing my lease next year. I like that security comes when the office is closed because the surrounding area is not so great. My biggest concern is weed. My entire hallway and the elevators constantly smell like weed.

Also, some of the promotional adverstising is misleading. For example, the 4th of July deal never specified that there would only 10 winners (on the Instagram post). It would have been nice to have been privy to this information, prior to signing the lease during that promotion.
I really love living here at 109! So far it has been a great year, aside from everything that happened do to Irma. The staff is always super friendly and I've never had an issue with anyone here.

It's a cool place. Everything you need is here. Sometimes they don't help you when you need to, the staff, but other than that it's a good place to live at.
Clean. Every resident I have met is nice. Staff is charming just wish that the office followed through on their promises such as work orders. Had some water damage after the hurricane which was dealt with relatively quickly but the baseboards have taken a while to be reinstalled.
Living space is good however getting a work order takes forever to complete. I've placed one in over two weeks and have not received assistance ever since.
Not bad, but not perfect either. Roommate match not accurate with questions asked. Neighbors are sporadically loud. The gym and the pool areas are fine.
The apartment is very loud. It is very much ran like a dorm. Not ideal for graduate students. I would not recommend these apartments to anyone over the age of 25.
So far my experience is merely average. The common areas in the building, like hallways, are commonly dirty. But the location is convenient, minus the parking, and the noise isn’t that bad. It’s easy to walk to campus and I’m really looking forward to the pedestrian bridge.

Having late night access to the gym is a great boon of staying at the 109 tower. The rooms are nicely decorated and clean. The staircases however have a strong smell.
The staff is great and so far I have no complaints. Been living here since august and everything ive needed has been taken care of un a timely manner. The only reason it doesnt get 5 stars is because of the lack of parking in the community
There are some nice people working in administration office but the maintenance manager and some people from the administration are not service oriented and they don't have a good attitude when you request a service from them. The outside building and common areas are good but inside my room there are thin walls between bedrooms. Also, there is always an annoying pipe sound inside the bathroom wall.
This is a great place to live die to the proximity to Florida International University. In addition, the gym is the best one I have seen in any apartment.
The proximity to campus makes it a very convenient place to live, but the community management is horrible. Also having to park across the street on campus is a pain.
Living at 109 Tower was an excellent experience. With the exception of a few noisy nights, the building is kept very clean and its location is extremely convenient. I loved living there and would like to again in the future.
COuld use better room mate grouping techniques but overall good. Hallways needs to be constantly cleaned as well as elevators. Not being able to park at the building makes it very annoying

Very living hear it great, its clean, we have great amenities, the only compaints i have are maintenance takes long to fulfil simple tasks; such as changing a light, and the fact that due to security we can’t order delivery after 8:00 PM.
109 is a great place to live in, specially if you’re an FIU student. The convenience of living right across campus will give you the opportunity of still having a college experience without having to live on campus.
Thus far my experience has been good. I think the building does need to get a little better in the maintenance department. There have been occasions where I have seen messes left in the building that were not immediately cleaned up. Otherwise I enjoy living at 109tower.
My only complaint is that mail has been a little slow so far. But I imagine that's mostly due to the sheer volume of mail at the start of the year.
The management team is good, but not the residents! They are mostly students who do not think about others! Overall, my new housemates are relatively good compared to last semester.
Great building, amenities and staff! The location is perfect, being across the street from FIU. Also, renting at 109 is cheaper than living on Campus.

The only thing I would change is stricter rules on drugs. I've had a minor problem with roommates who refuse to stop smoking. They have since stopped but in the beginning, staff members didn't do much.
Pretty happy living here. No complaints. Except sometimes the elevator breaks and that is really annoying. Would love it if they can keep the elevators working at all time.
Excellent apartment complex. The employees always host different activities like Waffle Wednesdays and pool party Fridays. Randomly they'll have free stuff too.
Love the staff. Everybody is so nice. Located right in front of the Florida international university campus. And commuting downtown is definitely not a hassle :)
Not the best management. They take a while to resolve problems. Its convenient to be right next to FIU but that's really about it. Getting great roommates is a very low chance.

109 Towers needs to work more on better quality toilet that doesn't clog every time someone has to do the number 2. The computer lab needs work, half the time you can't print the stuff you need because the computer and the printer won't listen to each other, like that is the most frustrating thing in the world and I would have to walk all the way to the Green Library at FIU just to get my papers printed. What is up with your gym its literally the smallest gym I have ever saw for a Apartment building! There's barely any equipment to work with just a couple of machines, like really pathetic!! And 109 Towers needs to chose better paint to put on the walls, because the paint is soo cheap that you can't even put hook on the walls without it falling off hours later. I can't even put poster on the walls due to how cheap it is. If you expect me to pay $900 dollars a month for an apartment, then a lot things needs to improve because right now this place is worth $700 let alone $900! >: (

I love 109, moved in during my sophomore year and I really enjoy it. It's convinient, since it's right across the street from FIU, and it's significantly cheaper than living in the dorms on campus.
Overall not bad, however stuff could be more friendly and helpful. Also rooms could be little bit cleaner as when I moved in the carpet looked terrible.
Yall are doing a good job , the service is professional and staff is friendly. I enjoy living in this community and I hope to have a good time living here for the next year

Everything has been pleasant and met to adequate standards. Pool Entrance does not work, which is disappointing and I havent had the time to fix it.

I really enjoy living here. The location is ideal and there is a decent amount of privacy. I find it very convenient that each floor has study rooms and there is a computer room with printer however it never if rarely works properly.
For college apartments these aren't bad. If you talk to the staff they will gladly fix anything that goes wrong. It is located right across the street from FIU and its all incisive. I am a grad student and they made sure to place me with other graduate students.
109 is pretty cool. It's nice being such a short walk away from campus. The pool and pool area is clean. The rooms and building itself are modern, probably cause it just opened

I am so glad I moved in here. Everyone should strive to live in a place like 109 tower. It has everything you need from being right across campus but still close enough of a walk to the stores right here in town.

109 Tower is close to FIU and around the same amount as living on campus. All of the staff is very helpful - they will connect with you frequently and there are always events and activities happening for residents.
The building has provided comfortable living. I look forward to coming home to the comfort of living here after a long day at school or work!

The apartment are fine but appliances are old and of very low quality, they are working badly (dishwasher, dryer..) and the kitchen was very dirty when I moved in
My only problem so far is guests parking. Your guests have to park a quarter mile away if they staying for more than 30mns. I need closer parking for my guests.
Great place to live, near campus and private. However, some amenities, like the computer lab, do not sufficiently work well. Also, there is no parking, but you are able to park in a garage nearby.

So far so good. My roomates don't talk very much but th facilities are good. The only change I would make is to have the pool be open 24 hours a day all week long and also to have access through all of the door entrances.
Your doing great but I think there should be more cameras around the building. People seem to think they can vandalize property. A lot of the adults who live here act like children and like to drink in the elevators and love to throw alcohol bottles on the floors. The 109 towers must become a little more strict on the people who mess up the place. But over all I have nothing else to complain about.

I love 109 Tower! Living here for the past few months has been very nice. I love my living room, bedroom, and balcony. The only problem I've had is the unreliability of the Community Assistants. There was one evening where I locked myself out of my room and no C.A. was available to help me. I called the C.A. number starting at around 2PM and continued calling periodically throughout the day until about 11PM when my roommate got home and let me in. I love how quick and easy the mail system is.
Great!! I love this place!!! I just wish that the elevators worked more often. Also, I wish that you guys were more urgent about maintenance issues. Overall, I wouldn't trade living here for anything!!
Staff are doing an outstanding job, The CA's are very helpful and they do their best to help each resident the best way they can. The wifi on the 16th floor needs to have stronger signal.

Living In Tower 109 is so much better than living in the dorms on FIU campus. One of the best things is the fitness center and the pool is a great touch.

Very peaceful for a crazy environment! Building is well-maintained and when there is a problem, it is addressed pretty quickly. Very dangerous walk across 8th st. to school. A sky skraper bridge is needed for student and pedestrian safety!

109 tower offers spacious rooms, comfortable beds, and private bathrooms. The only down side is the off site parking but it is only a short walk across the street.

The installations in the building are great! The apartments have the perfect amount of space a student needs for living comfortable. It's cool that's in the community you'll find people from all over the world and all students. Nevertheless, I believe there should be a little more of security. Also, I don't mind listening to the music of a party of weekends, but I don't find it fair to have a party next door while you are trying to study on a school night.
Neighbors are loud. The pool parties are parties loud as well. Glad you fixed the elevator after a few weeks. Nevertheless, besides that, all is good.

For the most part, it has been great. Yes, sometimes living in a student-filled building has its cons: sometimes it is not as clean as I would like or parties are a little bit loud. Also, the gym could be better equipped, although, it does have the basics. Nevertheless, it does have great installations and helpful staff.

Amazing experience living here in the 109 tower, people who work in the tower are so friendly and helpful, great location it is just a walking distance from both FIU campuses, it is very convenient for a student
Living here so far is pretty great. The staff are always friendly and eager to help out with printing, the community is relaxed and friendly, the rooms themselves are spacious and the living area has luxuries like a washer and dryer, a washing machine and a large TV. Printing at the computer lab isn't the best, and machines at the gym sometimes break down, but these are ancillary aspects to the living experience.
I really like living out here. Everything is convenient except the parking but that is also not an issue. the maintenance is quick and staff is friendly and living here made me have a lot of friends.

Other than rowdy/destructive residents, and elevators breaking down at least every 10 days, living here isn't so bad. That's all I have to say.
The service is excellent, the staff makes sure they reply to all emails asap. Maintenance queries are also taken care of within a day or two.
Whenever there is a mess or technical problem it is fixed quickly. Maintenance also responds quickly to problems within the apartment that need attending to.
I enjoyed staying here for a year. Except you really need an overnight person for emergencies, for example I was locked out of my room and had to sleep in the lounge.

I still love living here over the summer, I like the environment and all the CA's are really nice. The only down fall is the parking, across the street.
At 109 tower,The place is so duty to the point that it smells. EDR is very similar with how college students are so it's no excuse of how dirty the place is. They focus so much on cleaning the lobby and forget about the rest of the building. On Many ocations the trash Room Smelled so much that the hole entire floor smelled, I had to complanained to the building manager. The building should be cleaned on a regular basis.
109 Towers is doing well, but I feel like there should be a bridge to cross us to the garage, because its already a hassle to cross 4 lanes of traffic.
The problem here is no parking and crazy people living here that destroy the building on the weekends besides that good price rent and newly looking finishes.
Vast improvement with the blinds being put in. Good customer service in the office everyone is always nice and helpful. Some of the things in the apartment are cheaply made though.
It is a new and clean facility. Everyone is helpful in answering questions quickly. The maintenance is quick in fixing issues. The only problem I have is that is very difficult to switch rooms, if experiencing a larger issue within the room itself. The only way to switch or move out is to find someone else to take over rent. I think it would be easier if the staff filled it in with someone else since they already receive requests to fill spaces. Especially if the issues making living there uncomfortable. I believe customer satisfaction is number one, above all.
So far 109 has been a great living experience. Moving from on campus dorming to 109 was probably one of the greatest decisions ive ever made. The pool is awesome and the fact that we have table tennis and billiards just adds to the experience.. Having your own bathroom is the greatest part though

there are difficulties with the electric or water every once in a while, but nothing that last more than a couple hours. Friendly staff and maintenance comes the next day unless you catch them around the building.

I love my apartment at 109 and the amenities offered. I dislike the fact that I was assigned a room on the 2nd floor, which is the loudest floor but I love my roommates.
I love the fact that I have my own room and bathroom. I feel like an actual college student living on my own. The only think I don't like is that the parking is on campus and I have to cross the street to get my car.

I honestly love living here. It's really convenient to have a laundry machine and dishwasher in the unit plus having my own bathroom is awesome, especially when compared to the dorms.
It's also not a bad price since all utilities are included.

It has been great living at 109. There hasn't been too many issues other than the elevators that go out on a weekly basis. For a brand new building I think that should be fixed especially when it's 15 stories tall
could be much better. need better quality building and employees. everything breaks then y'all take forever to come and fix it. its nice but not worth the price.
The staff here is great! I love living here. Besides power outages and the water going off, it's great. They claim to be making thefforts gym better so once that's done I'd be pretty satisfied. 109 tower has done nothing but improve since I started living here.
Everything's good except the occasional maintenance malfunction or walking to get to my car :( Everything got better from the beginning when the water was flooding in a lot of the bathrooms
I like my room, but there's not a being done in terms of maintainence. For example, my hallway is filthy and the pool area never gets cleaned.
I thoroughly enjoy living in 109 Tower. I think that the staff is very friendly and knowledgeable about the property. The staff is also very helpful in dire situations.
I really enjoy living here and I can't wait to continue to live here for the next two years. The rent is affordable and the building is really nice so there's no other place I've considered living while attending FIU.
Can't wait until I can move into 4th street commons. This is an overpriced ... So many random weird old ppl hang out by the pool because no one monitors who enters the building.
I love the staff!! They do a very good job at maintaining the building and have a quick response time to all resident's questions. 109 Tower Rocks!
I love living here, best room mates, super friendly staff. I would hate to live in the dorms but I love being here! Super convenient, i just wish residents got parking in the building itself
109 Tower is amazing. The CA's are very helpful and they make living there easy. I like how they are always holding events for the residents and are able to connect with other people from different floors.
Not the best. Move somewhere else if given the chance. Why would you not think about parking when building such a large place for students. Won't be renewing my lease
I love this place. Feels like I never left home. Have so many friends that like coming. So much better than living on campus. It's the best place in the Miami area. The pool is incredible.
THEY ARE ALL GREAT PEOPLE. ALLWAYS WANTING TO MAKE THE BEST ACTIVITIES AND OTHERS THINGS TO RESIDENTS. WE NEED MORE PEOPLE LIKE THAT.AAAAAAA
I feel the rent is too high, $800-900 per person especially for 4 people is not reasonable. In addition to the multiple monthly issues that happen, for example the power outages and water shut offs. The pool closes too early, and there should be regular access to the theater room.

Everything here is good. Beautiful new building to live in with a lot of amenities such as a pool and theater that most apartments in Miami charge thousands of dollars for. The only bad thing is the smell of pot through out the building and that there is never any parking in the building because the same cars are parked there all day in the 30-minute parking spaces (white VW with the heat license plate I'm especially talking about you).
Overall experience good, comfortable and affordable for what you get. The only issue is parking , I wish they would have thought that out more.
I have a wonderful community of students and staff ready to assist one another with just about any problem that may occur. I am a little concerned with the responsiveness of some staff, however, and the lack of upkeep our community as a whole has onto our building. I would also prefer a tighter security and more advanced notice of situations that occurred near or within our community. It had taken my roommates [who were involved indirectly] to tell me that there had been a robbery outside the vicinity and they tried to get 109 to respond to no avail. I love living here but I want to feel safer.
This tower had a lot of potential but it was tainted by many issues. First of, you cant blame 109 for the immaturity of its residents but it lead to pool closures and a trashed rec room that is almost unusable all year.
It's been ok. My room is fine, roommate matching kinda sucks and neighbors are loud and smoke friendly which wasn't in my preferences. Management is so obsessed with towing cars and upsetting residents yet the red handicap car parks in 30 min parking rather than the handicap spot which makes it even harder to find a valid parking space since that car never moves.
So far, living at 109 has been an experience. I've enjoyed my stay thus far. I just really wish there was a bridge that crossed from 109 over 8th street to PG5. It would make life so much more convenient.
So far, so good. Somethings that maybe out of your control but becomes an extreme inconvenience for us residents is when the water or electricity has to be shut off. It has occurred now way too often for us not to e properly compensated for it. Pizza doesn't count.
It was ok I just wish that when there is a problem to take care of, we don't have to go through so many different people like internet problems.
You might be towed once, you may take 10 minutes to get all your groceries, you will take 9 extra minutes to get to your car to go out, you may have a wack roommate. Great living, but those are big time setbacks.
The staff here are awesome! They always are here to help us out. We had a problem with our outlets in our apartment and maintenance came the same day and fixed it along with other things we didn't think of. I love the free hotdogs on Fridays by the pool! :)
One of the best places I've stayed at here in Miami. My apartment and roommates are great! I couldn't be placed with better people. As someone without a car, the close proximity to school is also a huge bonus.
The apartment itself is fine but one of the biggest problems is the noIse, which makes it difficult to study at 109. Graduate students live here too and we need an environment that is quiet, especially at night!
Davica and the staff are awesome! They are always willing to help you. The maintenance team is also super nice, they always help you when you need something.
